From the gloriously painted sunsets to the wonderful bay breezes, Whitfield Estates has it all!

SaraBay Real Estate, Inc. is located in the heart of Whitfield-Ballentine – a truly unique neighborhood and rich in history. Owners, Mike & Judy Holderness, have resided in Whitfield Estates for 35+ years and are market experts in the neighborhood.

West of the trail, you’ll find centuries-old banyan trees, towering palms and bay front views at every turn. The banyan tree in my back yard was HUGE and absolutely stunning… a wonderful form of Mother Nature. The homes range from single-story ranch to Spanish-Mediterranean to contemporary in a variety of price ranges. Its residents are fabulous and no matter what the age, all share that “old school” mentality of being neighborly and watching out for each other.

When I lived on Broughton Street, I was fortunate to live across from an open park that is loaded with citrus and gardenia trees. Neighbors would bring their dogs for a round of fetch, play catch with their kids and even have a picnic from time to time. During the spring a flock of parakeets would huddle in the trees and were always a delight to see. Snowy Egrets, White Ibis, Sandhill Cranes and Blue Herons along with “Woody” and “Hoot” (my backyard woodpecker and resident tree owl) were year-round visitors and would mesmerize you with their size and grace. I wonder if Woody still says pecks at the bathroom window… I’ll have to ask Bob and MaryAnn.

A favorite past-time of many residents is watching the commercial airplanes and private jets coming in and leaving SRQ International Airport.  It’s always fun wondering who is on the flight, imagine where they were going or why they are visiting. It was always a thrill to encounter the Coast Guard doing their touch-and-go’s — a pilot actually waved to me once!

Along with the wonderful nature and entertainment in the sky, walkers, joggers, cyclists and families taking “Fido” out for a stroll can always be found. When you live in Whitfield you feel safe and somewhat “tucked” away with the added luxury of being situated in between Sarasota and Brandenton downtowns, both only a short drive away.

The Whitfield Estates – Lantana Avenue Historic District (332-336 Lantana Avenue) is east of the trail and was added to the U.S. National Register of Historic Places in 1997. I was fortunate to live at 332 Lantana, a true paradise just down the street from Sara Bay Country Club, one of Florida’s most distinguished and prestigious clubs.

Also to be found in the neighborhood are the famous Beasley House (7706 Westmoreland Dr), Austin House (227 Delmar Ave), Reid-Woods House (373 Whitfield Ave), Villa Serena Apartments (7014 Willow St), Souder House (242 Greenwood Ave) and Stevens-Gilchrist House (235 Delmar Ave)

Bowlees Creek runs parallel to Magellan Drive & Magellan Way east of the trail and to Westmoreland Drive west of the trail — leading into Sarasota Bay. It’s a a short trip to Sara Bay Marina and a convenience for every boater.

Supporting HOPE Family Services

Helping and supporting the community is a top priority for SaraBay Real Estate and every agent and staff member that works there. From the day that they opened the doors, Mike & Judy Holderness have sought out others that could use a helping hand and a caring heart. They have put smiles on the faces of children, food on the tables of families, provided simple comforts to the elderly and sick and made it possible for our furry little friends to be nurtured back to health.

Above and beyond what SaraBay continues to do in their community, a policy was implemented in 2012 that would allow their agents to take part and make their community reach even broader. A portion of every closing is put into a charity fund and once a certain dollar amount is reached, it is decided as an office where the purse will go. So far, the charity fund has contributed to B.U.B.B.A., little Matthew DeSantis who is battling Leukemia, and provided Christmas gifts for six children who have lost both of their biological parents.

The time has come again for SaraBay to come together and decide who will receive their charitable offering. After a group discussion during their weekly office meeting, it was decided that the Children’s Program of HOPE Family Services would be their “charity” of choice.

HOPE Family Services is based in Bradenton, Florida and is a not-for-profit organization that provides local services to survivors of domestic violence. Their services include a 24-Hour Helpline, Emergency Safe Shelter, Transitional Housing, Advocacy, Counseling, Children’s Program, Primary Prevention Program, Social Change, and the Hope Chest, a resale shop that benefits HOPE’s clients. Their mission is to promote safety, strength and well-being for those affected by domestic violence (women, men and children) in Manatee County. Florida’s Housing Market Continues Upswing in January 2013

ORLANDO, Fla., Feb. 21, 2013 – Florida’s housing market reported increased sales,
higher median prices, more pending sales and the continued shrinking of inventory levels
in January, according to the latest housing data released by Florida Realtors®.
“This year started out strong for Florida’s housing market,” said 2013 Florida Realtors
President Dean Asher, broker-owner with Don Asher & Associates Inc. in Orlando.
“Homes sales continue to rise, mortgage rates remain near historic lows and the inventory of for-sale homes is lower than it’s been in years. Plus, the time it takes for a home to sell is dropping; the median days a home is on the market declined about 15 percent for both single-family homes and for townhome-condo properties. However, overly restrictive credit requirements remain an obstacle for many potential buyers, who find it difficult to access affordable financing options.”

Statewide closed sales of existing single-family homes totaled 13,679 in January, up 11.7
percent compared to the year-ago figure, according to data from Florida Realtors Industry Data and Analysis department in partnership with local Realtor boards/ associations. Closed sales typically occur 30 to 90 days after sales contracts are written. Meanwhile, pending sales – contracts that are signed but not yet completed or closed – for existing single-family homes last month rose 31 percent over the previous January. The statewide median sales price for single-family existing homes last month was $145,000, up 12.4 percent from the previous year.

According to the National Association of Realtors® (NAR), the national median sales
price for existing single-family homes in December 2012 was $180,300, up 10.9 percent
from the previous year. In California, the statewide median sales price for single-family
existing homes in December was $366,930; in Massachusetts, it was $303,500; in
Maryland, it was $243,741; and in New York, it was $229,000.

The median is the midpoint; half the homes sold for more, half for less. Housing industry
analysts note that sales of foreclosures and other distressed properties downwardly distort the median price because they generally sell at a discount relative to traditional homes. Looking at Florida’s year-to-year comparison for sales of townhouse-condos, a total of 6,670 units sold statewide last month, up 2 percent compared to January 2012.

Meanwhile, pending sales for townhouse-condos in January increased 17 percent
compared to the year-ago figure. The statewide median for townhouse-condo properties
was $112,000, up 18 percent over the previous year. NAR reported that the national
median existing condo price in December 2012 was $184,100.

This is the 13th month in a row that statewide median sales prices for both single-family
homes and for townhouse-condo units have increased year-over-year, according to
Florida Realtors’ data.

The inventory for single-family homes stood at a 5.6-months’ supply in January;
inventory for townhouse-condos was at a 6.2-months’ supply, according to Florida
Realtors.

“I’m particularly impressed with the rise in percentage of list price received by sellers,”
said Florida Realtors Chief Economist Dr. John Tuccillo, referring to the January data.
Sellers of single-family existing homes in January received an average of 92.2 percent of
their original list price; sellers of townhome-condo units received an average of 93
percent.

“This can encourage other potential sellers to come forward, thus easing the market’s
inventory crunch,” Tuccillo noted. “But, despite the progress of Florida’s housing
market, it’s still being held back by the difficulty consumers have in accessing credit.”
According to Freddie Mac, the interest rate for a 30-year fixed-rate mortgage averaged
3.41 percent in January 2013, down from the 3.92 percent average during the same month
a year earlier.
